S.B. 240 First-time Homebuyer Assistance Program

Utah First Time Buyers Can Get Up to $20k for New Construction

This program is exclusively available to the first 2500 qualifying buyers throughout Utah, and it entails income restrictions aligned with the guidelines of other existing Utah Housing loan programs. To be eligible for the program, buyers must secure their mortgage loan through Utah Housing and work with one of their approved lenders. We are proud to recommend Team 101 at Northpointe Bank and Academy Mortgage Corporation as our preferred lenders, both of whom are approved by the program.

Program Launching July 1st, 2023

  • Can be used towards down payment, closing costs and rate buydowns

  • Deferred 2nd loan with 0% interest and no monthly payment

  • Maximum allowable purchase price of $450,000 (some exceptions may be allowed)

  • Must be a first time homebuyer or not owned a home in past 3 years

  • Available for owner-occupied primary residences only

  • Available for new construction properties only, not available for existing properties
